Our Processes

The following steps and payment schedules help ensure fixed pricing and make the administration and building process as streamlined as possible. The Stages listed below are an indicative guide only, based on standard designs, vacant blocks and are subject to all statutory approvals. Long Island Homes will endeavour to progress each stage as early as practicable. Payments made in accordance with the schedule below are non-refundable, except where mutually agreed by both parties.
Long Island Homes reserves the right to amend the 3 Stages of Building document at anytime to the latest version.

FIRST STAGE RESPONSIBILITY

Owner/s
Payment of the initial $1500 per dwelling deposit is non-refundable. Soil report and Survey will automatically be ordered when surveyors have access to the land. The initial deposit amount will be deducted from the balance of 5% deposit, which is invoiced after contract signing.

Owner/s
Supply a clear and legible copy of your Land Contract of Sale, including Title, Section 32, Section 173, Planning Guidelines and Restrictions, Developer’s Guidelines and Memorandum of Common Provisions (whichever are applicable).

Owner/s
Advise on lending institution or financial arrangements for funding of construction. Cash arrangement will require a signed confirmation and bank statement showing that you have the funds to accommodate the contract amount.

Builder
Advise on the positioning of the house on the land that meets compliance with all Covenants and guidelines relating to the land (siting)

Owner/s
Provide a list of variations (additions and extras to the standard house plans and specifications). Please be aware that a $1000 Design fee will be charged with ANY later Re-design &/or ANY Variations Requested after a Tender has been presented (see Second Stage).

SECOND STAGE :

Owner/s
Advise the builder of all extraordinary requirements which may affect the building experience e.g. acoustic overlay.

Builder
If land is titled – Organise a soil test and topographic survey for preliminary foundation assessment. If titles are not released a soil test will be completed in accordance with developer’s permission.

Owner/s
Provide land ownership confirmation (Letter of Settlement from Conveyancer or Solicitor

Builder
Order any/all Property Information available (Planning Certificates, Sewer, Stormwater, etc.)

Builder
An internal Contract Administrator will co-ordinate a Tenders meeting with the client to present Tender Quotation & Drawings.

Builder and Owner/s
The Colour Appointment will be organised by the Interior Design team. Please allow up to 3 hours for this appointment)

Builder
All house plans and quotation will be updated as per the Tender & Colour selection meetings to form part of the contract

Builder
Plans will be submitted for 6 star energy rating and engineering (if not already done prior) to form part of the HIA Building contract.

Builder
Preparation of the HIA (Housing Industry Association) Building Contracts, Contract Quotation and Contract Drawings – there are 2 copies of each. 1 for the owner & 1 for the builder

Builder and Owner/s
Internal Contract Administrator will co-ordinate the presentation, and owner’s signed acceptance of, the HIA Building Contract, Contract Quotation, Contract Drawings and other necessary documents

Owner/s
Owner to supply Unconditional Finance letter (letter of loan offer) to the builder ASAP.

THIRD STAGE :

Builder and Owner 
Pre Site Documents – A final check of all documentation is extremely important for both parties to perform prior to building commencement. The following documentation will be supplied to the client to check and sign off:
• Complete set of working drawings, including cabinetry, elevations, lighting
• Complete set of inclusions
• Colour Selections
• Pre-site Check List

Builder 
Apply for the Building permit (Note that any applicable Planning Permits are the responsibility of the Owner/s unless authorised by LIH’s). Payment of Building Permit, Home Owners Warranty Insurance Charges and Statutory Government Charges

Builder 
Complete all Administrative processes

Builder 
Ordering of all Materials required for construction and assembly of a Site File for the Building Supervisor

Builder 
Checking of the Site File and allocation of the Site File to the Building Supervisor. (Note:
Construction of all homes must commence within 21 days of receipt of all the necessary approvals, consents and Building Permit.

Builder and Owner 
Progress Payments (all amounts include GST):
1. Initial Deposit
2. Contract Signing 5% of Contract Sum, less payment of Initial Deposit
3. Base Stage Completion 10% of Contract Sum, in accordance with Contract Documentation
4. Frame Stage Completion 15% of Contract Sum, in accordance with Contract Documentation
5. Lockup Completion 35% of Contract Sum, in accordance with Contract Documentation
6. Fixing Completion 25%, in accordance with Contract Documentation
7. Settlement 10% of Contract Sum, in accordance with Contract Documentation

Note: Any Post Contract Variations or Building Variations are payable after completion of the relevant stage.
The above does not apply in any form to allotments which have existing homes requiring demolition.
